We all know that life is unpredictable,
and that circumstances often arise that can prevent you from making your
mortgage payments. Even hard-working people can encounter unforeseen situations
which may affect their ability to pay their mortgage in a timely manner.
Many issues can be contributing factors such as temporary job loss, medical
illness or injury, marital difficulties, unforeseen repairs or high utility
rates, tenant problems, or even a death in the family. Any one of these
situations can have a direct bearing on making home mortgage payments.
There
Is Help
We are a community counseling organization
with twenty years of experience designed to help you bring your mortgage
payments up-to-date. Using creative and often unconventional methods that
are all within the Code of Federal Regulation guidelines, we are able to
stop the foreclosure process. We currently have a 97% to 98% success rate
with the cases we accept. We can work cases up to 24 hours of the foreclosure
sale.
We Are
Able To:
-
Stop the banks/mortgage companies from harassing
homeowners
-
Save families from the stress of scrambling
to relocate, and most importantly
-
Help save the credit ratings of the homeowners.
As I’m sure you know, a good credit rating
can be key to any future purchases you make. It’s difficult even to rent
an apartment without a satisfactory credit rating.
Program
Eligibility:
To be eligible to use our service, you
must meet the following criteria:
-
You must be 2 or more months behind in your
mortgage payments
-
You must have sufficient income to resume
mortgage payments in the near future
-
Your hardship must have been temporary - the
hardship that caused your delinquency must be in the past.
-
An amount equivalent to 20% of your monthly
mortgage payment must be left over after your expenses (on conventional
loans). For example, if your monthly mortgage amount is $800, you must
be able to show a minimum amount of $160 left over after your total expenses.
If you currently have an FHA or VA loan, all that is required to be left
over after expenses is $1.00 in order to qualify.
Our Fees
Typically, our fee is equivalent to one
months' mortgage payment. In addition to our fee, there may be a down payment
requirement by the lender which is usually only a fraction of what it would
cost in most cases to pay the default amount and to bring the loan current.
This down payment requirement can be waived in some cases.
