This 43 acre property is in the heart of the Ozarks with views, building sites and great hunting opportunities. The land is located only about 7 miles southwest of Mountain View, Missouri and about 20 miles north of West Plains, Missouri. The property is about 1500 feet east to west on the south end and about 1300 feet north to south. The parcel is fairly flat on the east and west sides and has a ravine through the center on the south end (might be a good location for a pond).

Within the property is a short private drive, which takes you to a cleared building site on the parcel. The parcel was logged of the large trees so it is partially wooded and partially open. We would classify most of the property as open with just a few trees. There are several large brush piles on the property, which should give you years of seasoned firewood. There is also quite a bit of brush on the property, which could be cleaned up or just left. Electric is within about half a mile of the parcel and may be run directly past the property within the next year. Water would be by well or cistern (cisterns are generally much cheaper and seem to be a good choice for many property owners). If you want a septic system, a standard septic installed for around $2,800. Some folks just use an outhouse. You can build, hunt, camp, park a RV, pitch a tent, whatever you like!

There are a few simple Deed Assurances on the property, which will help to maintain its value well into the future: No singlewide mobile homes are allowed on the property. No non-operational or unlicensed vehicles are allowed on the property unless stored in a permanent structure. No structure or living area may be built or placed within 75 feet of any access road or within 25 feet of any property boundary. No waste drainage system (septic system, lagoon, outhouse, etc.) may be located within 75 feet of any access road or property boundary. No garbage or unused materials (with the exception of firewood) may be stored or allowed to collect on the property. These simple Deed Assurances help keep your property value high and benefit everyone! 

To get to the property from Springfield, Missouri just go east on Highway 60 for about 90 miles to the town of Mountain View. From Mountain View go south on Highway 17 for about 5 miles then go west (right) onto County Road 2660 which is a gravel road. Stay on 2660 for about two miles. The road will take a sharp turn to the left; this is where you go RIGHT onto the gravel easement road that borders the property. Go one mile north on this easement road and you will be at the southeast corner of the property. Please feel free to go check it out and walk all around. Mountain View is a nice little town with a large Wal-Mart as well as quite a few restaurants and stores. The town of West Plains is only about 15 miles from the property and is fairly large (about 15,000).

The property is in an excellent area for hunting and recreation with huge national forests within a few miles to the east and west of the parcel. This is a proven hunting area for white tailed deer and wild turkey. With 43 acres of differing terrain it probably won't take, you long to scout out some nice sites.

You are only about 20 minutes from West Plains, which is the major city in the area.
